1️⃣ Stay with SGA


  • 5-year binding contract – $6M+ total
  • $1.10M/year (incl. GST)
  • Extra $706,511 “settlement” payment (contested)
  • Auto-renews, hard to cancel/change


2️⃣ Appoint CMBM


  • Rolling 364-day contracts (renew only if owners agree)
  • $434,090/year (incl. GST) – saves $3.5M over 5 years
  • Same services, competitive tenders every 5 years
  • Funds saved → repairs, upgrades, maintenance


Key Facts


  • Both use in-house staff + specialist contractors
  • Legal claims in SGA deal are widely seen as weak or lapsed
  • No loss of access for trades, emergency services, or fobs
  • On-site manager (if wanted) could be hired separately (~$150k/year)
